Viewing the Property

Viewings are an essential stage in helping you decide which property or house is best for your needs. With letsMove, viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving the Property

Once a Tenant has decided on a property, Tenants are required to reserve it by paying a 'holding deposit' (aka 'reservation deposit'), usually equivalent to two weeks' rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded less our admin fee. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

Securing the Property

Property Deposit

In most cases, when a tenant is renting a property, a security deposit of a minimum of one month's rental is required. This deposit should always be treated in accordance with the Tenancy Deposit Protection regulations, and you should always be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

References

As a minimum, most letting agents require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report. Some agents in particular may also require a personal reference, and sometimes a guarantor.

When letsMove are dealing with your application, we may also use the services of an independent referencing company to obtain and evaluate these references.

Letting Fees

Most Letting Agents will charge their tenants a fee, to cover costs such as administrative and referencing expenses, and letsMove charge a modest fee per applicant.

Rent Payments

Rent payments are normally quoted calendar monthly, and payable monthly and a month in advance. When renting a property, it is also usually the tenant's responsibility to finance the Council Tax, Water Rates, Gas, Electricity and Telephone costs, but if this is the case then it will also be explicitly stated in advertisements of the property. For all tenants renting a property through letsMove Letting Agents, all rents are payable by bank standing order to our company bank account or your landlord's bank account.
